How it works
Start with an address, end with a signed vendor
Three steps, and they run the same way for every community on the platform. Your state page below adds whatever it requires on top.
Start from your community address
Type the address and the community comes up on a satellite image. Outline the common-area grounds yourself, or adjust the outline that comes back — the estimate runs off whatever shape you accept.
Invite your own vendors
Invite the vendors you already use. That works anywhere in the US. VendoRFP verifies every vendor’s insurance and trade credentials, then tracks the expiration dates. An insurance policy that lapses has 30 days to be renewed; after that the vendor can’t propose on your work, and you can’t send them out or put them on the schedule until it is back in force. A certification gets no window at all: it has to be current the day a company proposes. A job already under way is what this never stops: a crew standing on your grounds finishes it and files the record.
Read the proposals, then run the work
Vendors send proposals. Your management team reads the proposal and the vendor together, picks one, and signs with it. After that, visits, photos, invoices, and messages all live in one dashboard.

Pool care, landscaping, porter service, and amenity staffing all start from your community address. Landscaping prices from the common-area grounds your map draws; the others can use the map for depth, or skip it.
Masonry, ponds, fencing, pressure washing and access work are one-off contracts rather than standing services: you bring the vendor, and the record stays here with everything else.
