Turns and make-ready

The unit is empty and the move-in is already booked.

The move-out was Friday and you know the trades this turn needs before you have finished walking it. What costs the vacancy is finding a painter who can start Thursday, a cleaner who follows him, and the certificate somebody has to go and ask for again. Write the turn once here, and it goes to companies whose paperwork was read before you needed it.

What the work is

Three trades, and a turn usually wants all of them.

Each one is a trade a company holds on this platform, which is what lets a request for it reach only the companies cleared to do it — and they are part of that list rather than the whole of it. A turn that needs two of them goes out as one request, and the answers come back priced line by line.

Cleaning and day porter

The deep clean after the paint is dry — appliances, cabinets, glass, floors and the balcony nobody enjoys doing.

Pest control

The treatment between one household and the next, so the incoming resident starts on a clean unit.

Painting

Walls, ceilings and trim back to a lettable finish, and the patching that has to happen first.

Carpet, flooring, appliances and the locksmith on turn day are not trades on this platform, so nothing here pretends to put them out for proposals. What they are is recorded and paid for against the same property file as the work that was.

Before anybody answers

The same insurance from all three, and a credential that depends on the trade.

The left-hand column is what a company clears before it may answer you at all. The right-hand one sits on the other side of that line: the tax form is collected and verified for the record, and nobody needs a taxpayer number from a company to read what it would charge.

Read the painting row again, because the short one is the honest one. A pest control company shows a pest license on top of its insurance. A painting company shows nothing extra, and that is not an oversight in our rulebook: most states license a painting contractor under a general contractor’s licence or do not license one at all, so there is no card to ask for. We could have invented a requirement to make the row look like its neighbours. The row is the truth instead.

Insurance and trade credentials verified, expiration dates tracked, and a lapse pauses new proposals and new work.

One document

The address of the property is enough to publish.

None of these three is priced off how much land there is, so none of them asks you to draw anything first. Type the address, describe the unit, say when you need it back, and publish.

What goes in it

The property and the unit. What you want done, in your own words or in the scope your owner already wrote. The trades it covers, so only companies cleared for them can answer. The cover you require, printed on the request itself so nobody prices work they could not be awarded.

Nobody gets a phone number out of a request. Answers arrive in your account, from companies that were cleared to send one.

A turn is decided on price, on when a company can start, and on what you already know about the last unit they did. The first two of those are on the page in front of you, in the order the answers came in.

    Everyone answering already cleared your cover

    A company short of a limit you made mandatory is stopped when it tries to send you an answer and told the shortfall in dollars. You never spend an afternoon on a proposal you could not have awarded.

    You choose, and the contract is yours

    You award it. The agreement is between your company and that company, and whoever you pick is carrying the cover you asked for, because carrying it was the condition of answering.

After the keys

It files itself under the property, not under the vendor.

An owner asks what the last turn cost

The invoice is under the unit, with the company’s own line items, its own figures, and sales tax on a line of its own rather than folded into a total.
